Valuing a defence housing portfolio

Defence Housing Australia, which provides housing to military personnel and their families, wanted to establish the rental value of its portfolio. Read how we supported this project.

"The JLL Team has shown its ability to deliver once again. The level of precision and attention to detail demonstrated throughout this year’s project was exceptional."

Catherine Loft, National Manager, Strategic Planning & Valuations, Defence Housing Australia. (2016)

With 18,000 properties, Defence Housing Australia is one of the largest residential property and tenancy managers in Australia, providing housing to members of the armed forces and their families.

For many years DHA has engaged us to undertake the critical task of accurately revaluing a significant portion of its portfolio in order to establish their rental value.

The DHA project is conducted over eight weeks, and, as the properties are spread across Australia, we ensure we have the required planning and resources in place to deliver a result on time and to the client's expectation.

The resources deployed and logistics involved in meeting this brief cannot be underestimated, but we continue to rise to the task, submitting the valuations ahead of deadline, while still fulfilling other client briefs.

Here’s the DHA revaluation project in numbers:

30
The number of full-time valuers who are, on average assigned to the DHA project. They are supported by five administration officers, a project manager and a client manager

95
The percentage of DHA properties that are tenanted. When calling tenants to arrange property inspections, our valuers have to be sensitive to their personal circumstances. Some tenants are unavailable or uncontactable due to overseas postings, and some are families of defence personnel in active war zones.

3000+
The number of calls our team makes to DHA tenants to arrange appointments, also as many emails.

3500
Pieces of rental evidence presented within our reports. All valuations must be supported by rental evidence which requires numerous phone calls to agents in each location to verify the accuracy of advertised rentals.
